5 Things Your Realtor Does Behind Your Back

A lot goes into a real estate transaction that many people don’t even realize. A good realtor is constantly working behind your back to make your transaction appear as smooth and seamless as possible! Here are just a few of the many things your realtor might be doing.

1. Planning

Number one they are planning. There’s a lot that goes into your transaction and they spend a bunch of time planning and figuring out how the entire process is going to work. From helping identify houses to look at, to scheduling inspections and getting bids for potential repairs, to coordinating with all the parties involved in the transaction. They are mapping out your transaction the whole time and (we hope) planning how to give you a positive experience! 

2. Ensuring the Accuracy of Your Contract

Once you are ready to offer on or accept an offer on a home, part of their job is to ensure the accuracy of your contract. They make sure the T’s are crossed and I’s are dotted but also, help make sure you understand what the terms you’re agreeing to are. 

3. Negotiating From Contract to Close

One of your realtors biggest jobs is negotiating on your behalf. They should be in touch about your wants and needs. Explain the pros and cons of the terms being negotiated and help advise you on possible paths to move forward in your transaction. From writing the terms of your offer to negotiating repairs, closing credits etc., there is a ton of negotiating that goes into a home purchase or sale. 

4. Monitoring Your Timelines

It is the job of a realtor to, not only protect your best interest, but also to protect things like your earnest money. Understanding all of the timelines and making sure those deadlines are met, is a big part of the job. And managing timelines well plays into their ability to be able to effectively negotiate on your behalf. If they don’t monitor their timelines closely it can put you up against a wall when it comes to getting the best terms. 

5. Coordinating the Closing

This can mean a lot of things depending on the transaction, from making sure any negotiated repairs are completed to checking on the appraisal and if the appraisal contained any conditions to be completed prior to closing. As well as making sure your paperwork is on time and no timelines need to be pushed back.
