What 3 upgrades can you make to your home that have the best ROI? It varies depending on where you live and the answers might surprise you! Here are the top 3 improvements to make to your home that get you the best bang for your buck, if you live in the Pacific Northwest. 

Garage door replacement

It sounds crazy but curb appeal is REAL and how your house feels when you drive up to it can make a huge difference. The average job cost $4,190 for a new garage door. 95% of that you would be recouping, adding just about $4,000 of value to your home. And I know that sounds crazy, but that curb appeal thing isn’t just for sales. That curb appeal is also for yourself, how much do you love your house and how beautiful does your house look to you? So, if you’ve been thinking about a garage door, put it on! 

Minor Kitchen Remodel

A mid range price for a minor kitchen remodel in 2022 was about $31,000. You’re going to get back about $25,000. So a 78% cost recoup. What does that look like? This doesn’t mean you have to go out and rip out all your cabinets. Maybe you’re going to reface them, paint them. Buying new countertops, swapping out your sink, adding a garbage disposal. It could involve buying new appliances. What I dislike very much for my clients is when they say to me, “Gosh, we’ve always wanted to do the kitchen remodel,” or “I’m sure the house could have gotten way more if we would have done it, we always wanted to.” This is your time to do it. You’re going to get most of your money back out, so enjoy your home and the get the most from it while you live there! 

Siding or Deck replacement 

Both of these have an average of about a 73% return on investment!  If you have asbestos siding, if you have aluminum siding, switching to a fiber cement will 73% be recouped. Same thing with adding a composite deck. If you’ve been thinking about these exterior upgrades here’s your sign. 

There are so many upgrades you can make to your home but not all of them are going to give you a good return when you go to sell.
