The Art of Negotiation: A Realtor’s Perspective

What feelings does the word negotiation bring up for you? I hear from people all the time that they are intimidated by negotiations because they don’t like conflict or being argumentative. But when done right a negotiation should be neither of those things. It’s a dynamic process that requires creativity, collaboration, and the ability to find solutions that satisfy all parties involved. And hands down it’s my favorite part of being realtor, the area I feel like I bring my clients the most value, and the skill I am most proud of. Here’s why I think negotiations are beautiful.

Collaboration and Creativity

When you look up the definition of a negotiation the first part is the collaboration required to obtain or bring about an agreement through discussion. Real estate can sometimes be a lonely profession, especially for those of us working from a home office. Engaging in discussions to obtain favorable terms for our clients involves a level of creativity that sets negotiations apart from other aspects of the realtor’s role.

Negotiating to obtain something often involves brainstorming and thinking outside the box. It’s about finding innovative solutions that make all parties feel heard and respected. While not every negotiation results in unanimous happiness, the goal is to ensure that everyone involved feels okay with the decisions made.

Finding Ways Over or Through Challenges

The second part of the definition of negotiation is the ability to find a way over or through challenges. Sometimes, as a realtor, I encounter situations where the other party insists on no repairs, presenting a unique set of challenges. However, there are instances where certain repairs or issues must be addressed for the transaction to proceed smoothly.

Negotiating a path over or through these challenges requires finesse and a commitment to the best interests of my clients. It’s about finding alternatives, whether it’s through the inclusion of a home warranty, obtaining multiple bids, or structuring a deal that allows for necessary repairs without burdening the buyer excessively.

Keeping a Level Head in Negotiations

Another crucial aspect of negotiation is maintaining a levelheaded approach. In real estate, negotiations occur not only during home inspections but also at the initial stages when determining the price of a home. Distinguishing between rational and irrational requests is key to successful negotiations.

Rational negotiations often revolve around safety and structural concerns, such as issues with the sewer line, oil tank, or deferred maintenance like an aging roof. Understanding that not every imperfection is a deal-breaker is essential, akin to buying a used car where minor wear and tear are expected.

In essence, successful real estate negotiation requires a delicate balance of collaboration, creativity, and levelheadedness. By focusing on rational considerations and finding creative solutions to challenges, realtors can ensure a smooth and satisfactory transaction for all parties involved. This, in turn, makes negotiation my favorite part of the real estate journey.
